At the 200-unit luxury condominium Thomas Graves’ Landing, the original waterproofing system had exceeded its service life. This led to significant plaza deterioration and water infiltration into the underlying parking structure. To prevent further damage and restore the property’s integrity, a full replacement of the waterproofing was essential.
Leveraging PULLMAN’s extensive experience with similar projects, the team was selected to implement a comprehensive repair strategy. The process began with the removal of the existing waterproofing system, followed by a detailed survey to identify low points on the deck surface. This analysis highlighted areas prone to water accumulation, guiding the strategic installation of enhanced drainage systems to ensure long-term protection.
A new waterproofing system was then installed to improve the durability of the parking structure. The project also included a full plaza revitalization featuring new pavers and landscaping, enhancing the property’s visual appeal.
Careful coordination with all stakeholders was critical throughout the project. The team successfully navigated challenges including record rainfall that delayed the waterproofing installation phase and implemented strict protocols to ensure resident safety while the building remained fully operational.
