Located in the heart of Philadelphia’s central business district, the 1701 Market Street project involved the repair of a 200,000 SF commercial parking garage. Six Penn Center was originally built in 1956 and is credited for bringing Philadelphia into the era of modern office buildings. The last major renovations were completed in 1999.
The project’s scope of work included 7,000 SF of full-depth concrete repairs, steel pan decking, steel replacement, and beam reinforcement of the garage structure. Coating and fireproofing were removed and disposed of. Shoring and 75,000 SF of traffic-bearing membrane were installed.
A high level of coordination and support was needed to complete this challenging project within the desired schedule and budget constraints. This project was completed overnight to avoid any disruption to the public. Due to the time of day that construction took place, this caused site coordination to be especially difficult with tool, material, and equipment deliveries. Additionally, Ally made the decision to proceed with coating over a two-week period as opposed to over 10 phases. This was a massive efficiency gain and was negotiated to benefit the project schedule. This posed a great challenge to the team with a quicker turnaround time and materials were ordered ahead of time to prevent a shortage.
Although the team faced many obstacles during this project, all goals were achieved, and the schedule requirements were met. The owner was satisfied with the team’s overall performance.
